Tiling over underfloor heating without cracking it

The short answer

Install a decoupling membrane over the heating layer, use a flexible S2 adhesive and grout, add movement joints at every perimeter and doorway, and commission slowly: heating off for 7 days after grouting, then up 5°C per day. Rushing the first heat-up is what cracks tiles.

Why it cracks

Heat makes the screed expand and cool makes it shrink. Tiles expand far less. That difference is shear stress in the adhesive layer, concentrated at doorways, perimeters and anywhere the floor is restrained. If nothing absorbs the movement, the weakest link fails — usually a grout line, then a tile.

Decoupling membranes

A decoupling (uncoupling) membrane is a dimpled or matted sheet bonded to the screed with the tiles bonded on top. It lets the screed move independently of the tile layer and it bridges hairline cracks. Over underfloor heating, over new screed, and over any floor with a history of movement, it converts a risky installation into a routine one.

It also lets you tile sooner over a new screed, because the membrane manages residual moisture and movement.

Adhesive and grout choice

S1 flexible is the minimum; S2 highly flexible is what we use over underfloor heating and on timber. Grout should be a flexible cement grout with a latex additive, or epoxy in a wet area. Every internal corner and perimeter is silicone, never grout.

Commissioning: the step everyone skips

After grouting, leave the heating completely off for at least seven days so the adhesive gains full strength. Then raise the flow temperature by no more than 5°C per day until you reach the design temperature, hold it, and bring it back down the same way. At the end of the heating season, ramp down rather than switching off.

This costs nothing and prevents almost every underfloor-heating tile failure we get called to.

Which tiles work best

Porcelain and natural stone conduct heat well and are the ideal finish. Thinner tiles respond faster; very thick stone stores heat and is slow to react. Avoid engineered wood-effect vinyl over UFH if you want the thermal performance tile gives you — the whole point of tile over UFH is conductivity.
